What Drives Moisture In Port St. Lucie.
Port St. Lucie is laid out on a canal grid, and most of the housing sits on slab at grade on flat, sandy ground. That shapes where the water turns up. On canal-front lots the soil stays saturated for days after a storm, so the first readings we take are at the slab interface: the bottom few inches of drywall, the bottom plate, and the back of any built-in cabinetry standing against an exterior wall. Preserve-back lots catch wind-driven rain off an open exposure instead, and there the failures tend to sit high, at the window and door systems and the roof penetrations on the weather side.
A large share of the city is newer, tightly sealed construction, and out in Tradition and St. Lucie West that changes the problem entirely. A well sealed envelope with an air conditioner sized generously for the square footage cools the air fast, shuts off, and does not run long enough to pull the humidity out with it. We walk into houses with no leak anywhere and indoor humidity running well above where it should be, with growth starting on the coldest surfaces: the back wall of an exterior closet, the air handler closet, supply registers, the ceiling around recessed lights. That is a mechanical fault rather than a plumbing one, and it reads differently on the instruments.
Afternoon thunderstorms run through the summer, and tropical systems add wind-driven rain that finds roof penetrations, plumbing boots and the flashing around older window and door systems. The housing stock here is mixed and each type fails its own way. Manufactured homes, including the communities out toward Savanna Club, hold water in the belly wrap and under the floor once it gets past the skirting. Condos and townhomes bring shared walls and shared plumbing stacks, where the source is often in the unit next door or above. Along Port St. Lucie Blvd and the US-1 corridor, commercial buildings usually give trouble at roof drains, at the seam between old and new roof sections, and around rooftop units.

Air Handler Closets
The closet holds the coldest surfaces in the house, so when a condensate line backs up or the drain pan overflows the water runs into the wall cavity behind the unit where nobody is looking.

Slab Edge Wicking
On canal-front and low-lying lots we meter the bottom six inches of drywall and the back of base cabinets first, because slab-edge moisture wicks upward and shows on the paper facing long before anything is visible in the room.

Storm-Facing Window Systems
Older window and door systems on the weather elevation let wind-driven rain past the flashing, and the drywall returns and the cavity below the sill are where the meter reads wet.

Roof Penetrations
Plumbing boots, vent stacks and skylight curbs are the usual entry points, and the staining shows on the underside of the sheathing or along the top plate well before it reaches a ceiling.

Concealed Laundry Walls
A slow weep at a washer supply line puts water into a closed cavity that stays warm and dark, and the first sign is usually the smell in the adjoining closet rather than anything on the wall.

No, and that is deliberate. Mold Shark holds both a Florida Mold Assessor license (MRSA3341) and a Mold Remediator license (MRSR3507), and still never performs remediation. That is a choice, not a limitation, and it is the whole reason our findings carry no conflict of interest. Under Florida Statute 468.8419 a licensed assessor may not remediate a structure they assessed within the previous 12 months. Holding the remediator license means we know what the cleanup actually involves and can read a contractor's scope and pricing properly. If the answer is a plumbing leak and no mold problem, that is what the report says.
